midtown modern

Guoco Midtown is often described as filling in the missing pieces connecting Bugis with Beach Road and the Suntec district, and we believe if Guoco Midtown lives up to its claims, it would be a worthwhile addition. Keep an eye on how Guoco Midtown plans are set to reshape the landscape in the Beach Road and Bugis areas. This mixed-use development would be called Guoco Midtown II, and would be an expansion of Guoco Midtown’s mixed-use developments located across from Beach Road. Midtown Modern is a residential unit segment within Guoco Midtown II, which according to early information, will have lots of green space, two 30-storey residential units, and retail units at ground level with a basement.

Midtown Modern, located on the junction between Downtown MRT line and East-West MRT in the District 7, near Bugis Junction, boasts 558 luxurious apartments, developed by GuocoLand Limited.

At Midtown Modern, the future is now. Midtown Modern is well situated on the intersection of the city hall, Marina Center, and Bugis area, offering a captivating range of outdoor dining options, retail conveniences, and everyday amenities, enhanced by the vibrancy of its large neighbourhood.

The Public Plazas – the Midtown Garden, the Midtown Market, and Midtown Square, provide unparalleled convenience right at Midtown Modern‘s doorstep with curated choices for shopping and food & beverage experiences. With all the conveniences within the city, and MRT lines that connect you to the rest of Singapore, you can be part of a greener future.

At Midtown Modern, the future is already here.  Well-placed at the intersection of the City Hall, Marina Centre and Bugis districts, Midtown Modern offers an exciting array of alfresco dining options, shopping conveniences and daily amenities that are augmented by the vibrancy of its greater neighbourhood.  In addition to thriving on the streets, residents can enjoy all of its vibrant streets, residents will be fully accessible from all levels. The entire vision behind their forthcoming Guoco Midtown is to revitalize the neighbourhood, connecting and engaging with the community, redefine leasing practices, and provide luxurious urban living.

The latest addition to the “Modern Collection”, Midtown Modern, combined with previous Midtown Bay, will feature an all-new, integrated development with approximately 1.5 million square feet gross area that will become a hub of innovative businesses and novel lifestyle concepts.

Both luxury residential components of Midtown Bay and Midtown Modern will continue the tradition of other luxury properties by Gaucoland, such as the Wallich Residences, the Leedon Residences, Goodwood Residences, and Martin Modern.

Upon arriving on the recreation deck at Midtown Modern, residents and guests will be greeted with ample greenery. Complete with full condominium facilities like Rain & water gardens, tennis court, 50-meter lap pool, concierge services, and social amenities are available throughout.

Residents will also have access to the premium 30 storey Grade A office, three retail villages, as well as the unique networking hub featuring more than 20 conceptual gardens. This will involve development of outdoor gardens and plazas, and a unique blend of tall and low-rise developments in a park-like environment. GuocoLand will revitalize an already vibrant Bugis/Rochor neighbourhood, setting the gold standard of residential developments in the region.

With the neighbouring shopping centres and offices linked with underground covered pedestrian paths into future Midtown Modern, people will have immediate access to the neighbouring conveniences of Bugis Junction, Bugis+, Duo Galleria, Suntec City and Millenia Walk. Midtown Bay is also, of course, a part of the integrated development at Guoco Midtown, and serves as a prime launching pad. Looking at the comparable developments in the area such as the Duo, City Gate, The M, Marina Bay, and Midtown Bay, and comparing units around 1,000 square feet, we see Midtown Modern holds up quite well compared to Midtown Bay and South Beach.

Based on pricing trend, the 558-unit Midtown Modern is unsurprisingly on top, thanks to its immediate proximity to the Bugis MRT. The release was postponed until just after the Chinese New Year, making Midtown Modern the most viable purchase; it is uncontested by the other new launches, being anticipated higher than Midtown Bay because of its convenience closer to Bugis MRT station, as well as the emphasis on larger units.

Midtown Modern Floor Plan Collection offers a broad mix of layouts for investment or home-stay, including 1 to 4-bedroom units, and Penthouses , covering over 3000sqft. Let us also not forget about the Sky Bungalows, a collar between Italia and Guocoland, making Midtown a “work-live-play” development.

Bugis+ is easy to access, directly connected with the Bugis Junction via the Link Bridge. The location is readily accessible from the Bugis MRT station, and provides a fun side aspect for your visits to the neighbourhood.

Heading east from Bugis station, you will come into Kampong Glam, arguably one of the city’s most charming areas that is best explored by walking. It is just a three-minute walk away from Jalan Besar station, making it extremely convenient for you to get around to the rest of Singapore should you choose to stay at Inter Continental Singapore. It is an outstanding five-star hotel ideally located close to Jalan Besar station.

Staying in one of the best hotels in Bugis Singapore should give you amenities that make you feel comfortable, yet still close enough to big-time attractions scattered around the city. Staying here is also cheaper than many of our other recommendations for hotels in Bugis. PARKROYAL in Beach Road is the first choice for anyone who wants to know where to stay in Bugis for the experience of local culture. Alongside a rooftop bar, the Andaz Singapore has a restaurant that serves up various local dishes.

Today, it is one of the most up-to-date shopping & entertainment hubs in Singapore. Although a bustling commercial hub, Bugis still feels like something of an oasis of calm in the middle of Singapore. Located next to Kampong Glam, Bugis is a neighbourhood in Singapore that has its fair share of history. Once Singapores shadiest red-light district, Bugis has transformed its formerly seedy reputation.

Bugis (Kampong Bugis in Malay) is an area of Singapore covering Bugis Street, which is now located inside the Bugis Junction mall. The Bugis Street Shopping Market is one of the largest and most affordable markets in Singapore. Bugis street markets in Singapore are a paradise for food lovers, offering a wide range of diverse food items that are delicious while also being affordable. Bugis street food stands are bound to provide you with an excellent foodie experience, which will be one of the highlights of your Bugis Street Shopping Market journey.

If you are looking to spend an afternoon shopping, eating, as well as learning some art, history, and cultural aspects of Singapore, Bugis Street is a must-visit destination. Or just walk down the lanes and take in the architectural beauty of Bugis, Singapore — an attractive mix of the old and new. Arab Street and Haji Lane are just steps away from the Andaz Singapore.

The main reason Bugis is especially crowded is because of the number of shops and centers located there. You will find dozens of shops within Bugis Junction, which is the biggest mall within the Bugis neighbourhood. The biggest shopping centre is Bugis+, and houses a variety of shops dealing with clothes and electronics, while the best street markets are found along Bugis street, where there is an excellent choice of items sold for a low price.

With its excellent choice of shopping malls, restaurants, markets, museums, and its immediate MRT connection, Bugis should be on your shortlist for potential neighbourhood to live in. Stay in Bugis if you are looking for a convenient neighbourhood; want a nice shopping experience less corporate and commercialised than Orchard Road, you want excellent street food and food courts, and stay at a nice boutique hotel with mid-range prices. Stay in Bugis if you like Muslim and Middle Eastern food, want a neighbourhood that is quiet during the day, yet bustling at night, you want good boutique hotels and guesthouses in low-to-mid-range prices.

The best areas in Singapore for both first-time visitors and returning visitors to book a place are Marina Bay, Singapore River, Orchard Road, Chinatown, Little India, Kampong Glam/Arab Street, Bugis, Sentosa, Changi Airport. Bugis maintains an old-world charm with original architecture and cute little storehouses.

With URA’s continued revitalisation of Bugis, this portends a brighter future for development in the Bugis neighbourhood. In addition to the refurbishment projects like the Golden Mile complex and the Shaw Tower, it is highly anticipated that the Beach Road-Bugis area will benefit even more from the other rejuvenation projects that are underway. Industry players are excited about the Beach Road revitalisation process, seeing how the new buildings will fit in nicely with the area of Kampong Bugis, with its preserved shophouses and indigenous heritage. The two projects have attracted large-scale occupants of MNCs in the Ophir-Bugis area.

From the early 2000s, the Bugis area began attracting a number of new developments, including the Parkview Square, a national library building, and the construction of the new campus for Singapore Management University at nearby Bras Basah. The Bugis district of Singapore has undergone major transformation in the last 10 years: a revival in nearby historical Kampong Glam; the creation of a major educational hub, with Singapore Management University in the heart; a growing arts and entertainment scene at Bras Basah; and a preservation zone along Beach Road. Reflecting a global shift toward urban life, Singapores Bugis area is poised to become a destination centre for young professionals looking to live, play, and work in a vibrant new hub.

More homes are to be introduced at locations like Singapore River, Pearl’s Hill, Tanjong Pagar, Marina Bay and Marina South in a variety of mixed-use buildings, where retail is integrated with offices, residential, and other city amenities. Cultural Precincts in Fort Canning Park, Bras Basah. Bugis and Civic District would be better connected and walkable, with wider sidewalks along Armenian, Coleman, and Waterloo streets.

Guoco Midtown, a white site combining several uses of land, of 3.2 hectares (about 344,445 square feet), a total gross floor area of 1.5 million square feet, and gross floor area pricing around $3.5 billion. The $2.4 billion mixed-use development at the 99-year-leased Beach Road site – awarded to a joint venture between GuocoLand for $1.62 billion in 2017 – will include 770,000 sq ft of Grade A office space, an 80,000 sq ft business and lifestyle hub and more than 30,000 sq ft of retail space, to be completed in phases from 4Q2022.

The neighbourhood has seen major changes after South Beach Residences, DUO, and the massive Guoco Midtown mixed-use developments launched in the neighbourhood. New communities, including workers and business owners, are taking advantage of the areas proximity to the city and jobs.

This supports the governments continuous efforts in revitalising different areas of Singapore. All of this will impact the relevancy and attractiveness of city centres, providing fresh opportunities for the revitalisation of key areas for business and living.

Construction has begun on the new Shaw Tower, to be rebuilt as a mixed-use 200-metre tall tower. The new Shaw Tower, will incorporate biophilic design, featuring vegetation in the form of outdoor break-out and collaborative spaces, fitness and yoga decks, two sky decks, roof gardens, and wrap-around amenities like secured indoor and outdoor bike storage, lockers, and shower facilities. Other features of the integrated redesign will include wellness amenities, community amenities, both indoor and outdoor, and sky terraces.

Lendlease said that heritage elements from the original buildings will be included in the new Shaw Tower, such as the original Shaw Brothers logo on the roof facade, and seats in the former auditorium.  Targeted to complete in 2025, the new Shaw Tower is proposed to deliver 435,000 square feet of Grade A office space with views over the new Central Business District, featuring a five-storey podium with retail and F&B offerings.

As the former anchor on Beach Road, the former Shaw Towers signature brutalist architecture style and waffle-like facade, was torn down in 2020 to make room for the new development, as the Bugis neighbourhood is being revitalised into Guoco Midtown. Alongside the new Shaw Tower, another building in the area that is set to go through a refurbishment is Golden Mile complex.

Construction began in the second quarter of 2022, with completion expected in the fourth quarter of 2025.
