REJUVENATION OF BUGIS
With URA’s continued revitalisation of Bugis, this portends a brighter future for development in the Bugis neighbourhood. In addition to the refurbishment projects like the Golden Mile complex and the Shaw Tower, it is highly anticipated that the Beach Road-Bugis area will benefit even more from the other rejuvenation projects that are underway. Industry players are excited about the Beach Road revitalisation process, seeing how the new buildings will fit in nicely with the area of Kampong Bugis, with its preserved shophouses and indigenous heritage. The two projects have attracted large-scale occupants of MNCs in the Ophir-Bugis area.

Guoco Midtown, a white site combining several uses of land, of 3.2 hectares (about 344,445 square feet), a total gross floor area of 1.5 million square feet, and gross floor area pricing around $3.5 billion. The $2.4 billion mixed-use development at the 99-year-leased Beach Road site – awarded to a joint venture between GuocoLand for $1.62 billion in 2017 – will include 770,000 sq ft of Grade A office space, an 80,000 sq ft business and lifestyle hub and more than 30,000 sq ft of retail space, to be completed in phases from 4Q2022.

THE NEW SHAW TOWER HAS STARTED CONSTRUCTION, SET TO COMPLETE IN 2025
Construction has begun on the new Shaw Tower, to be rebuilt as a mixed-use 200-metre tall tower. The new Shaw Tower, will incorporate biophilic design, featuring vegetation in the form of outdoor break-out and collaborative spaces, fitness and yoga decks, two sky decks, roof gardens, and wrap-around amenities like secured indoor and outdoor bike storage, lockers, and shower facilities. Other features of the integrated redesign will include wellness amenities, community amenities, both indoor and outdoor, and sky terraces.
Lendlease said that heritage elements from the original buildings will be included in the new Shaw Tower, such as the original Shaw Brothers logo on the roof facade, and seats in the former auditorium. Targeted to complete in 2025, the new Shaw Tower is proposed to deliver 435,000 square feet of Grade A office space with views over the new Central Business District, featuring a five-storey podium with retail and F&B offerings.
As the former anchor on Beach Road, the former Shaw Towers signature brutalist architecture style and waffle-like facade, was torn down in 2020 to make room for the new development, as the Bugis neighbourhood is being revitalised into Guoco Midtown. Alongside the new Shaw Tower, another building in the area that is set to go through a refurbishment is Golden Mile complex.
Construction began in the second quarter of 2022, with completion expected in the fourth quarter of 2025.
